Our largest office is the 40ft high cube, built on a new 40-foot container that stands 9′6″ tall, in five layouts: an insulated shell, a finished office, two office-and-storage splits and an office with restroom. This week it goes from $14,780 for the shell to $27,010 with a restroom, excluding delivery and sales tax. Standard layouts arrive in about 5–10 business days once the order is confirmed.

Five layouts
| Layout | From | What you get |
|---|---|---|
| Insulated shell, no wall paneling | $14,780 | The insulated shell without interior wall panels, two 36″ × 48″ windows; the cargo doors stay usable |
| Finished office | $23,410 | A fully framed and paneled interior, four 32″ × 36″ windows with security bars |
| Office + storage (10′ office, 30′ storage) | $18,170 | A 10′ finished office and 30′ of storage behind an interior locking door, one window |
| Office + storage (18′ office, 22′ storage) | $19,830 | An 18′ finished office and 22′ of storage behind an interior locking door, two windows |
| Office with restroom | $27,010 | A finished office with a restroom: toilet, vanity with sink and a tankless water heater; four windows |
Each of the five builds on the same equipment as our other offices (what every container office includes); the 40ft adds length and a taller box. The shell keeps its cargo doors at the far end usable, handy for loading equipment straight in. The two splits divide the length with an interior locking door, and the finished and restroom layouts get four barred windows.
Good for: a site office for a crew, with room for workstations and a meeting table, or an office with secure storage for tools and equipment.

Delivery
Mark on your request where the door, the windows and the power connection should end up. A 40ft office comes on a longer truck: plan about 130 ft of straight, clear approach, 10 ft of width and 22 ft of clear height where it’s unloaded.

Power, permits and site
Plan the hookups before delivery day: electrical to the 100-amp panel, or a generator on the 50-amp inlet, and, with the restroom layout, water in and waste out to a sewer or septic system. Each can need its own permit: container office power and permits.
Frequently asked questions
How much does a 40-foot container office cost?
By layout, this week: $14,780 for the insulated shell, $18,170 for a 10′ office with 30′ of storage, $19,830 for an 18′ office with 22′ of storage, $23,410 finished end to end, $27,010 with a restroom, plus delivery and the sales tax for your address.
Which office and storage split should I choose?
Pick 10′ + 30′ when storage comes first: a small office up front, and three quarters of the box for tools, materials or equipment. Pick 18′ + 22′ when people come first: nearly half the length for desks and a meeting table, with the storeroom behind a locking door.
Is there a 40ft office with a bathroom?
Yes, the restroom layout: a finished office with four windows plus a toilet, a vanity and a tankless water heater, at $27,010 this week. It has to be connected to water and to a sewer or septic system where it sits.
How much room is inside a 40ft office?
The container measures 39′5½″ × 7′8½″ × 8′10″ (12.03 × 2.35 × 2.69 m) inside before the build-out, on a footprint of about 320 sq ft. Insulation and wall panels take some of that, so the finished room is a little smaller; with a split layout, the office part is 10′ or 18′ long.
Is it guaranteed?
By the seller you choose: check in each quote its cover for the box and the build (wiring, insulation and finishes), and what you can refuse at delivery; the A/C and other appliances carry their manufacturer’s warranty. What to check in a quote.
