20ft Shipping Container Office

Five layouts are available for the 20ft shipping container office, each on a new 20-foot container: an insulated shell, a finished office, office + storage, office with restroom, and a finished high cube built to order. This week they cost $12,250 to $28,500, plus delivery and sales tax. Expect the four standard layouts 5–10 business days after you accept a quote; the high cube, built to order, takes longer.

Five layouts

20ft Shipping Container Office: layouts and starting prices this week, before delivery and sales tax
LayoutFromWhat you get
Insulated shell, no wall paneling$12,250The insulated shell without interior wall panels, two 36″ × 48″ windows
Finished office$14,790Framed and paneled interior with trim, two 32″ × 36″ windows with security bars
Office + storage room$14,370A 10′ finished office and a 9′ storage room behind an interior locking door, one window
Office with restroom$18,370A finished office with a restroom: toilet, vanity with sink and a tankless water heater; two windows
Finished high cube office, built to order$28,500A 9′6″-tall finished office built to order in Oregon, with closed-cell spray foam, heating and cooling, two windows

All four standard layouts come with the equipment every office listed here includes, from the A/C with heat to the 100-amp panel: what every container office includes. Where they differ is the inside. The shell keeps the spray-foam insulation but leaves the walls bare, the cheapest way in if you’ll finish it yourself; the finished office adds paneled walls and swaps in smaller, barred windows; office + storage gives up floor for a locked room; the restroom layout needs a water line and a drain on site.

Good for: a job site office for a supervisor or a small team, a farm or yard office, or a separate workspace at home.

Delivery

Say which way the door and windows should face, and where your power supply (and, for the restroom layout, your water and sewer lines) will connect. To unload a 20ft office, the truck needs about 110 ft of straight, clear road in front of the spot, 10 ft of width and 15 ft of overhead room.

Power, permits and site

An electrician hooks the 100-amp panel up to your site, unless you run the office on a generator through its 50-amp inlet. With the restroom layout, a plumber also connects the water supply and the sewer or septic line, and each hookup can bring its own permit: permits and hookups for container offices.

Frequently asked questions

How much is a 20 foot office container?

It depends on the layout. This week: $12,250 for the bare-walled shell, $14,370 with a storage room, $14,790 fully finished, $18,370 with a restroom, $28,500 for the high cube built to order. Add delivery and the sales tax for your address, which come with the quote.

What is the typical weight of a 20ft office container?

More than the empty container, which alone weighs about 4,700–5,200 lb (2,140–2,350 kg), a bit more for the high cube. Insulation, wall panels, the A/C unit and the wiring add to that, and the restroom layout adds its fixtures. If you need the exact weight for a crane, a trailer or your foundation, ask for it with your quote.

Office only or office + storage?

With office + storage, an interior locking door divides the box: about 10′ of finished office at the front and a 9′ storeroom behind it for tools and supplies. Go for the full office if desks, a plan table or visitors need the whole length.

Can a container office have a bathroom?

This one can: the restroom layout fits a toilet, a sink vanity and a tankless water heater into the 20ft, from $18,370 this week. You’ll need water and a sewer or septic connection where it sits, so mention both in your request.

Is it guaranteed?

By the seller you choose: check in each quote its cover for the box and the build (wiring, insulation and finishes), and what you can refuse at delivery; the A/C and other appliances carry their manufacturer’s warranty. What to check in a quote.
